Explore how LYSAGHT LOK-KLIP™ enhances leak proof performance for your roofs!

Roof is one of the most important architectural considerations, as it protects us against myriad natural elements. Steel roofs are a design favourite of architects looking for durability, versatility and aesthetics. There are two main types of sheet metal installation techniques or fastening systems for a given project. One of them is pierced fixed roofing technique or concealed fixed roofing technique.

What is concealed fix roofing system?

Concealed fix roofing system does not involve piercing of the roof sheet and is fixed with a specialised clip that holds the entire system intact enabling a leak proof performance, which is well-fortified against external disturbances.

The clips used to fix this sheet to the purlins serve two purposes:

Firstly, they sidestep the need for holes in the sheet (which prevents the possibility of leakage through perforation).
Secondly, when faced with changing thermal conditions the roof can expand and contract in a sliding movement over the clips.

Features of concealed fix roofing:

  • Less prone to leakages due to absence of exposed fixings that enables watertight performance
  • Possible in desired lengths due to onsite roll forming
  • No-end-laps eliminate potential for ingress at laps along with accelerated corrosion

How Industrial Louvres induce Productivity

What would you do to be more productive? Simply open a window or a vent; and take a breath of fresh air! Absurd as it may sound, but true to its letter, fresh air improves productivity and your bottom line.

A healthy building is the one that allows better air quality for the people working in it.

It’s time industrial and manufacturing should recognise the importance of louvers and take necessary actions to optimize their air quality for employees’ health and overall productivity. Air-flow is an important part of any workspace system while keeping rain, dust and debris out.

Louvers play an important role in determining how we maintain our interiors more conducive. They help in maintaining cool and ventilated insides and keeps out unwanted water or moisture infiltration.

Threats that can result in heavy maintenance in absence of Louvers are:

  • Influx of dust settled on equipments or machinery, over the time can cause premature equipment breakdown and unwanted accidents.
  • Moisture infiltration can ruin interior surfaces and encourage mould growth.

Let us see how Louvers help prevent contaminants out of your industrial building:

You will find Louvers mostly in industrial and storage buildings. They comprise of the ventilation system on roof and wall, often required to reduce accumulation of dust, vapor and heat inside buildings to conducive levels. If combined with roof ventilators, louvers provide continuous circulation of fresh air, creating healthier environment for the building occupants.

Industrial wall louvers are used for mainly air ventilation, air intake, air exhaust, and decorative applications as well and are available in diverse range of performance and appearance possibilities. While providing fresh air, Louvers can also provide aesthetics to building design.

Industrial Louvers are packed with benefits such as:

  • Stronger: Industrial Louvers are much stronger than their commercial counterparts. Made of thicker gauge material such as extruded aluminium or stainless steel. They easily withstand the heavy industrial wear and tear.
  • Larger: Industrial Louvers are larger than commercial louvers. They also work in conjunction with one another. Dozens of units become placed in a row to create one long wall louver.
  • More Efficient: With the larger size of the unit, and the higher level of airflow required, industrial louvers are often more efficient than non-industrial units.

Tata BlueScope Steel offers custom-designed louvers through its Building Products division.

How Much Maintenance Is Required For A Pre-engineered Building

How to ensure a low maintenance Pre-Engineered Building Structure

Pre-Engineered Buildings in India have gained immense momentum due to its acceptability and performance within multiple sectors ranging from Infrastructure, Industrial, Manufacturing and Warehousing to name a few. PEBs have become popular in the construction market in a major way owing to the many benefits they possess.

However a great structure only lives its life to the fullest when maintenance is preventive than reactive! If you’ve decided to build a structure made of steel, you will be glad to know that metal buildings require far less maintenance as compared to other building materials. Several maintenance related factors determine the longevity of a structure considering its aesthetics and longer operational life of steel building.

Maintenance procedures vary from building to building and depends upon building design, material specifications, its leak-proof performance and access provisions.

Let us see some of the best practices for maintaining a healthy structure.

Let us see some of the best practices for maintaining a healthy structure.

Frequency of maintenance is established basis several factors:

  • Internal and external environment based on location, environmental conditions, pollution levels and use of building

  • The age and the condition of the building

  • The commitment you show for maintaining the building in the long term

  • Most of the maintenance activities should be performed at least once a year. (Except for the buildings that are in areas that have moderate to severe rainfall conditions, the inspections are recommended in post winter and in the pre-rainy season early enough to complete any necessary repairs prior to rains.)

  • Regular roof cleaning can be carried out once in every quarter.

  • Additional inspections and maintenance to be considered after severe storms.

  • Inspection & maintenance activities should be performed more frequently than twice per year on buildings located in coastal areas, that are subjected to industrial pollution, high humidity because of constant exposure to corrosive elements in these locations.

  • Structures used for the activities that are potentially detrimental to the building such as indoor pools, animal confinement or activities that generate corrosive chemicals should have frequent maintenance.

Preventive maintenance of PEBS begins immediately after a project is erected. Regular maintenance is an important factor to maximize life expectancy and dependability of roof systems of a structure.

Roof and Wall System Maintenance

  • Waste and small items such as screws, pop rivets, drill bits, or any ferrous objects should be removed by sweeping with a soft nylon brush.

  • Large items such as sheet metal cut-off should be removed by hand to avoid damaging the surface of the roof panels.

  • Sand and dust shall be removed by washing with clean potable water and a soft nylon brush.

  • To remove saline deposits that become encrusted on the panels of buildings located in high pollution industrial areas, or close to marine environments should be washed with the mild detergent added to the initial washing water.

  • Oil, grease, tar, wax, or similar substances can be removed with mineral spirits, followed by a detergent solution and a clean potable water rinse. Caustic or abrasive detergents may damage the paint and zinc layers.

  • Translucent panels should be cleaned periodically to allow maximum light penetration. Depending on the location of your building, it may be essential for these panels to be cleaned more frequently. Cleaning eliminates the accumulation of dust, dirt and debris when combined with sunlight and wind attack exposed surfaces, both chemically and abrasively. When cleaning these panels non-corrosive cleaning compounds should be used.

  • Avoid the use of compounds containing ammonia or chlorine since they may cause panel discoloration.

Maintenance of Accessories

Eave Gutters, Valley Gutters, Downspouts and Collector Box are integral parts of large steel PEBs.

  • When working on or inspecting gutters or downspouts be aware of Safety issues in doing so including, but not limited to falling from the roof and injuries from using a high-pressure hose for cleaning. Always follow OSHAS and other governing requirements for fall protection and tie off.

  • Clean out all accumulated debris regularly using a water hose with enough pressure to flush the dirt and small debris. Bigger items such as pebbles, rocks, cans, limbs and heavy accumulations of leaves should be removed by hand first.

  • Gutter obstructions can cause dirt to build up which holds moisture that can cause premature rusting and allow standing water to accumulate on the roof. Blocked downspouts also can produce the same results if they are not allowed to drain freely

Maintenance of Buildings with Overhead Cranes

  • When maintaining overhead or associated parts, lockout the electrical on the crane before commencing work.

  • After the day’s work, the overload crane should be placed always between the two rafters/ truss i.e. never under a rafter or a truss.

  • After first 45 Days of operation, check the high strength bolts on crane beams for tightness. Also, this check is to be carried out every 3 months subsequently.

  • Crane rail checking to be done every 3 months for the weldment.

  • End stoppers to be checked once in every 3 months

Things to know in LGFS quote

Are You Building A Structure with Steel? Consider this checklist for the right deal.

What is the first step that comes to your mind when you think of a steel building project or any construction project for that matter? After you have decided to build a new storage or a new facility; you will most likely start contacting steel building manufacturers or contractors to get a quote!

Please take a moment and consider the finer details before making-up your mind. One should give enough attention to several elements listed below to help you take a sound decision:

Broad level considerations:

  1. Know what you want: Before you approach any builder, know exactly what you want. There are less chances of unwanted surprises during the construction phase. If you aren’t quite sure what you need, a reputed and experienced building manufacturer can help you decide what’s best as per your requirement with regards to design, products, accessories and the entire budget.

  2. Steel Prices Fluctuate: Steel being a globally manufactured and traded product, pricing is dynamic and subject to various factors like world economy, global pricing trends, demand-supply dynamics, complexities of logistics etc. The trending in steel prices can change frequently and at times without prior notice. Decide sooner than later.

  3. Functional Complexities: The customization for steel buildings is what makes an aircraft hangar different from a car garage, and a car garage different from an office building. More the complexities, more the costs e.g.: mezzanine floor, ducting requirements, EOT cranes usage etc. Be aware of the extra costs that may be incurred due to last minute additions or requirements.

  4. Building Utilities: Electrification, sanitary work, plumbing, Air conditioning & HVAC ducting’s, storage facilities of raw material, WIP`s & finished goods etc. require domain expertise. Not only different vendors increase costs but also time & efforts to complete project. Look out for such specification of each in your quote to fit your functional need.

  5. Construction Costs: The construction costs you encounter while completing your building can fluctuate even more than the price of steel. What influences the steel price in your local market is the time of the year you are buying it in, labor costs, demand and proximity to suppliers. Poor project planning can cost delays & time laps in functional kickoff.

Typically, the transportation costs play significantly as per regions, but that doesn’t mean every state has similar high costs. In this, distribution channel of building supplier is vital for on time completion. Hence it is important to depend on general cost per square estimation while planning a project.

  6. Location: Metal buildings will always be engineered with your location in mind. You must meet or exceed local codes and loads, so you need to know exactly where you want your building. Atmospheric conditions such as wind, rain, seismic activity, snow, temperature etc. play an important role in how your steel building must be constructed.

  7. Look for details: Quote usually includes description of the main material, shed size, use of accessories, terrain code rating and color selection. All pricing and terms of payment are included. If there aren’t enough details on your quote, feel free to request more. Attached to the quote will be the elevation drawings. Any discrepancies should be discussed directly to make sure all details are clear. Once you have decided on the size and style of the project, you are bound to get your specifications faster from the supplier.

  8. Know the difference between TCT and BMT: For design calculations or structural designs, one should insist on BMT, since the actual strength of the material lies in its base steel. The metallic coating layer (TCT – Total Coated Thickness) provides the corrosion resistance against natural weathering.

Designing Roofs for Low Maintenance, Cost Optimization and Error Proofing

What’s the difference between a good roofing design and a bad one? If you see from functionality point of view, a “bad” roof design will show results in no time. It would require extensive maintenance, it may falter on finishes and can show signs of leakages within months of roof completion. A ‘bad’ roof design will have poor conformity to building regulations, codes, resistance to external forces or even in-adequate insulation, making it energy inefficient. Between constant repairs and increased energy costs, you’ll land up spending your money maintaining the roof, then you did on its initial construction.

Roof systems are most critical investment not only due to their cost but also because of the valuable assets they protect in the long-term. Especially in an industrial or a manufacturing set-up where frequent maintenance can mar operational efficiency thereby affecting delivery targets.

While architects or structural designers are ready to embrace complex designs, the need for perfection is imperative right from the first design draft. With notable improvements in design technology and manufacturing processes; complex and unusual designs of metal roofs have become widely accepted.

Necessary conduits of design engineering:

No-one wishes to design a bad roof. However certain considerations should not be neglected:

  • Ensure a close understanding between a highly professional design team and the contractor to help optimize roof design, while minimizing errors during actual execution.
  • To address critical engineering challenges, use modern-day software. With precision, it helps develop robust, well-engineered and high-performance designs.
  • Safety too plays a significant part. Adding safety features like walk-ways, access platforms, safety nets etc. would minimize on-site fatalities and maintenance.
  • Use accessories that perfectly complement finishes for improving overall functionality.
  • Necessary arrangements for equipments such as wires, down-pipes for water harvesting, HVAC equipments, solar panel should be considered.

The above factors when combined, enables you to build roofing system that have long life and require minimum maintenance over the time. Accordingly, the role of engineering becomes very crucial in capital intensive industrial roofing!
