A Practical Guide for Installing a Long-Lasting Roof

Roofing expense may contribute to about 3% of your overall expenditure but protects the remaining 97%!

Yes, the way you install your roof, lays the groundwork for your structure’s entire future. If installed under expert guidance, it lives longer; if not it may lead to a pre-mature failure! A roof gives protection against all weathers, makes your structure energy efficient, gives comfort while contributing to the overall aesthetics. As the life of any structure depends on its roof – if installed properly it not only enhances beauty, but also helps it to last longer with less maintenance, as compared to poorly installed roofs, thus saving cost in the long term.

Let us see some of the best practices for roof installation:

Before embarking on execution, always think of Safety first

  • Prepare for the assembly in advance.
  • Understand the structural drawings
  • Use safety harness, personal protective equipment’s and smooth sole shoes

  • Cut materials on ground than on any other material where hot particles can fall and cause damage to the finishing of sheets
  • Remove all the drill particles, scraps, excess fasteners and pop rivet mandrels from roof to avoid rusting and stains.
  • Power saw along with metal cutting blades should be used for thin sheets

  • The roof screws should always be placed through the ribs and wall screws should be fixed through pan.
  • Use recommended screws/ fasteners of class 3 with EPDM rubber sealing washers
  • The air gap towards the left makes sure that water does not travel upward, the groove should be on the inner side.
  • Structures like HSS angles, channels and tubes (apart from the zinc coated supporting structure) should always be painted prior to fixing the sheets.
  • Use neutral cure silicone rubber sealants.
  • Wash the roof with clean water or mild detergent by using soft cloth, mop or soft nylon bristles to avoid swarf stains and rusts.

  • Screws should be fixed directly on the supporting members.
  • While walking on the roof, keep your weight evenly distributed
  • Guard film must be removed after installation

  • Don’t keep colour coated sheets in contact with cement, dirt and chemicals like paint or thinner
  • Don’t install the roof sheets during rains, sheets get wet and slippery
  • Do not use J hooks, carbon washers and stainless-steel screws on the sheets as they might cause damage to the sheets.

  • Don’t overdrive or under drive the screw as it leads to water leakage and washer damage.
  • Improper contact at the groove portion makes the roofs vulnerable to water leakages, the groove portion should not be on the outer side.

  • Don’t leave metal articles on the roof
  • Don’t throw bird feed on the sheet, bird dropping can damage the colour of the sheet.
  • Don’t use acetic acid-based sealants which liberate aggressive by-products during curing
  • Never use abrasive or solvent type cleaners, wire brushes, steel wool, sponge, scorers to clean the roof sheets as it softens the paint film
  • Avoid walking on the end lap gutters, single rib and skylight sheets.

While no roof will last forever, you can improve the odds by insisting on installation that observes the best practices along with the authenticity of the manufacturer. It is extremely important to hire a qualified professional who understands one’s requirement and does the job flawlessly.

7 Crucial Signs to Believe You Need a New Roof

A stitch in time saves nine is a common phrase, used to say that it is better to fix a problem when it is small, than to wait for it to become bigger than you can handle!

This stands true for the roofing woes we face when early signs of a damaged roof are ignored. A roof is the first line of defence for all external adversities. It becomes crucial to pay attention towards its wear and tear. It is imperative to observe the early signs of damage and address them well in time to avoid costly repairs that may occur in the future.

Here is an easy guide to know when your roof needs a doctor:

1. Age of roof
Aging of roof is a natural process which can be caused due to various reasons like Pollution, extreme weather conditions etc. Irrespective of the appearance, it is always important to keep a tap of the age of roof. Roofs which are considerably old should be considered for re-maintenance or replacement with better quality materials. One should get the roof inspected by a professional to ascertain the requirement of any maintenance.

2. Deterioration of paint
If the paintwork of the roof gets visibly degraded, it is one of the first signs that the roof either needs maintenance, replacement or might just need to be repainted. Peeling and flaking of the paint may happen either on the outer surface or the inner surface of the roof. Ensuring that the roof paint is in good condition may just add on to better aesthetics as well as increased life of the roof.

3. Damage through water
A good and well-maintained roof is designed to withstand any weather condition be it heavy rains, summers or winters. If there is a leakage, one can see signs of seepage through the structure. In such cases it is important to ascertain the actual reason behind the leakage, increased moisture inside the roof or any other water damage on the roof and get the same either repaired or changed.

4. Corrosion and rusting
Corrosion is a natural process wherein the metal gets oxidized, in case the roof sheets are not properly maintained it may result in faster rate of corrosion of the roofing sheets. Corrosion is also the sign that water could be gathering in the supporting structures and gutters. Timely maintenance of roof may result in slowing down the corrosion process. If the roof is substantially corroded it is suggested to replace the roof structure with a new one.

5. Holes and cracks in the roof
It is very crucial that the roof should be replaced if one observes cracks, bending or holes in the roof as these may cause long term damage to the structure like dampness, peeling of paints, water leakage, moulds etc.

6. Damages in supporting structures
Any damage in the supporting structures of the roof like purlins, flashings etc. is a clear sign that the roof may be compromised. It is important to repair the roof or replace the same in such cases to avoid any major cost at later stages

Any roof must undergo maintenances within regular intervals. All the above points should be kept in mind while inspecting the roof and the decision should be taken on whether the roof needs to be replaced or there is a need of any maintenance work. It is always suggested to get the same inspected through professionals.

Choosing the correct Purlin for Roof framing

While designing any new roof or renovating existing roof, it is important to check all technical parameters to attain perfection. A well-designed roof is an ideal solution to safeguard us from extreme weather conditions and all-natural calamities.

Being the most essential part of any industrial building, roofing is a vital component which needs to be maintained with stability and carried appropriately. In the current trend most of the Metal Buildings are designed with shallow roof slope to get safe and economical building solution. When the roof slope is shallow, there is a negative pressure that develops on the roof which tries to uplift the roof panels.

By choosing the right purlin spacing with a right roof profile, stability in roof is achievable.

What are Purlins?
Purlin is a structural secondary member which forms the skeleton of the Metal Building. Purlins are the longitudinal horizontal members connecting the rafters along the length of the building. The structural support of every building is made up of purlins.

What are the main functions of Purlins?

  • Transferring the wind loads to the main frame, rafters and columns. Thus providing structural stability to the main frames by connecting them all along the building.
  • Supporting the Roof System i.e. the enclosure of the building.
  • Purlins are the structural load carrying members. The wind forces acting on the End Walls of the building get transferred by purlins to the main frame members and to the foundation, by means of bracings.
  • Purlins also supports roof system, and are designed to take care of wind load acting on the roof, Live Load, Dead load of Sheeting or roofing and collateral loads like Ventilation duct load, sprinklers, lightings etc.

Thus, Purlins are an important component of the building.

What are the different types of Purlins?
Raw Material wise two types of Purlins are there

  • Hot rolled Purlin
  • Cold Rolled Purlin

Based on the Shapes

  • Circular – pipes / tubes (Hot rolled)
  • Square and Rectangular hollow sections (Hot Rolled)
  • ZEE, ZED and CEE shaped purlins (Cold formed)

Today, Metal Buildings have evolved with design technology called Pre-Engineered Buildings (PEB), with clear span of 90 mtr. Purlins used in these PEBs are of either ZEE or ZED shaped Cold formed members having the min yield strength of 300 MPa. These ZEE or ZED Purlins are of min 1.2mm thickness to maximum 3.15 mm steel thickness. These are generally roll formed from Pre-Galvanized sheets having the zinc coating mass of min 120 GSM to the maximum of 275 GSM.

Factors considered while designing Purlin
While designing any structural member, we need to find the load acting on that member. To determine the load, complete building parameters like Width, Length, Height, Roof Slope and Wind Speed of the building should be considered.

    1. Loads acting on the Purlin

Dead Load of roofing systems are self-weight of the roof sheet, Solar modules, roof platforms, ventilators, walkways etc.

Live Load on the roofing system

Wind Load which are external in nature

Collateral loads are the hanging loads from the Purlin

    2. Support type

Second important factor is the support type, whether it is supported as a Single Span or Continuous Span by Overlapping the purlins. CEE members are generally used as a simply ‘supported Purlin’ and ZEE or ZED purlins as a continuous span as we can overlap the purlins.

    3. Span of the Purlin

Third important factor is the Span of the Purlin, that is the Bay Spacing or Rafter to Rafter spacing. Based on the span, Strength and Deflection of purlin will be determined.

Purlin is designed basis the roof system. For example, if Screw down system is put on top of the Purlin then the screw down profiles provides the Diaphragm which provides bracing strength to Purlins. In case standing seam, profiles are fixed on top of Purlin and then the purlins need to be checked for Lateral Torsional Buckling apart from its bending moment and deflection checks.

Cold formed design codes must be used while designing cold formed purlins.

    4. Selection of the Purlin type and Design Optimization

Cold formed ZEE Shaped purlins are most economical solutions nowadays as compared to Hot rolled ISMC channels and other HR pipe purlins. HR Purlins are higher in weights (kg/m). Also, they cannot be overlapped hence need to be designed as a Simply supported section which limits optimization. Whereas Cold formed ZEE purlins are slim and available in the thickness range of 1.2mm to 3.15mm, and can be overlapped for different lengths, resulting in designing of most optimized purlin sections. On an average 30% to 50% weight savings can be achieved using Cold formed ZEE Purlins.

    5. Purlin Finish

Cold formed Purlins are roll formed from pre-galvanized Coils with Zn coating mass of minimum 120 GSM to the maximum of 275 GSM. If the environment is controlled and away from coastal and chemical industries like ware houses, small manufacturing units, factories without any generation of chemicals then 120 GSM coating is enough.

For the other chemical and costal environment minimum coating mass of 275 GSM is required. For severe corrosive environments, we can further increase the coating mass of zinc or can apply any anti corrosive paints on the purlins. Alternatively, Purlins can be sealed with false ceiling materials as well.

What are the different type of Steel roofing sheets available in India

A roof to a home is one of the most important aspects. Since the designing of a house has been ever evolving over the years, the roof has evolved as well. The roofing material that originally started by being made using clay later evolved to shingles, which has been a widely popular roofing material in India and over the world. Due to the limitations of roofing shingles, people started looking for an alternative roofing solution to add a protective covering with better aesthetics and durability to their homes which resulted in steel roofing sheets coming into the picture.

Steel roofing sheets are a strong solution to all the roofing problems you face when designing a home or commercial space for yourself. Steel roofs are liked due to the various advantages that are attached to them. Steel roofing sheets are favored for their fire and water-resistant qualities, luster, longevity and durability and they are quick to install when done by a professional. This roofing solution is lightweight and reflects the sun, which helps reduce the room temperature and helps the homeowner save on electricity bills too!

While deciding on steel roofing sheets for your home, you should be aware of the different types of steel roofing sheets available in the market. The properties attached to these different sheets and what is best for you as per your requirements. Below is a list of different types of roofing sheets available, their basic characteristics, materials used and their making process for you to understand and choose the most ideal roofing solution for your home.

Types of steel Roofing roofing sheets:

  1. Galvanized corrugated sheets (GC sheets) : The most basic of the steel roofing sheets is the galvanized corrugated sheets. These sheets are created using steel as the base and a layer of Zinc is created above the inner steel layer which gives an added protection to the steel. Zinc helps slow down the corrosion process of the sheet and helps extend the life of sheets. One of the most common forms of steel roofing solutions, Galvanized corrugated sheets or GC sheets are a quick and economical roofing solution for any establishment. The corrugated pattern on the sheets helps in quick and easy installation of the sheets and also helps avoid leakage. When on a budget, GC sheets are the most ideal steel roofing solution for you.

  2. Galvalume or Zinc-aluminum coated steel sheets: The Galvalume steel sheets or Zinc-aluminum coated steel sheets are an advanced steel roofing solution to the GC sheets. Unlike the GC sheets, the GL sheets have a layer of Aluminium and Zinc on top of the base steel roof. It has an alloy coating of 43.5 % Zinc (Zn), 55% Aluminium (Al) and 1.5 % Silicon.

Zinc coating protects steel by way of sacrificial protection. Aluminium protects steel by way of barrier protection and since Zn-Al coating contains both Zinc and Aluminium, it provide both sacrificial & barrier protection to steel. Zn-Al coating contains also provides improved performance against chipping and other external damages

Aluminium as a metal has properties that provide better corrosion resistance as compared to other metals. Its also helps give the steel roofing sheet a cleaner and more uniformed appearance.

For same thickness of coating, Zinc-Aluminium alloy coating imparts corrosion resistance of up to four times the life of Galvanized steel.

  3. Pre-painted galvanized iron (PPGI) sheets: Pre-painted steel sheets have a metallic coating and a paint coating over the base metal. The PPGI sheets have a Zinc coated or galvanized substrate, conversion coating, and suitable combinations of primer & paint coats on both the surfaces. PPGI refers to factory pre-painted steel roofing sheets, where the steel is painted before forming, as opposed to post painting which occurs after forming. Pre-painted steel sheets are generally referred to as colour coated steel sheets.

  4. Pre-painted galvalume or Zinc Aluminum Sheets (PPGL) : Pre-painted galvalume sheets or Zinc Aluminum coated Sheets, is the painted version of Galvalume steel sheets.

The PPGL sheets have a Zinc- aluminum alloy substrate, conversion coating, and suitable combinations of primer & paint coats on both the surfaces.

The paint layer over the metallic coating provides an additional layer of protection and adds to the aesthetics of the steel roofing sheets. The paint coating also improves the thermal efficiency of these steel sheets

These steel sheets exhibit better solar reflectivity and hence helps to maintain the internal temperature of the buildings in which it is used.

When deciding on steel roofs for you home, you can choose from a variety of patterns such as steel sheets, steel liners, steel tiles or even wall cladding solution which can be installed in various sized establishments. A steel roof has various advantages attached to it can be a very long-lasting and beautiful solution for your home.

Steel roofing solution has in recent times evolved as winner in roofing sheets market due to various factors ranging from Aesthetics, cost effectiveness, recyclability, low maintenance, durability and energy efficiency. Whether you are buying a home or planning of installation, here are some of the few reasons why steel is better than conventional roofing.

  • Light Weight and high strength – As compared to weight of other roofings like cement tiles, the metal roofing sheets are very light weight thus saving on the additional cost of engineering and supportive structure of the building. Metal roofing sheets can also be installed on the already existing structures/ roofs without or with minimum additional support.

  • Superior Aesthetics with design flexibility – The metal roofing sheet enhance the aesthetics of the structure and gives it a stylish look.

  • Fire/Termite resistance – Most of the metal roofing sheets are non-combustible thus proving a good resistance from fire. These are also resistant to termites unlike the conventional roofing sheets.

  • Variety of colours – Colour coated steel sheets come in a variety of aesthetically pleasing colour. One can choose from various options of colours based on their requirement and personal taste.

  • Energy efficiency – Metal roofing sheets reflects the solar rays, thus reducing cooling cost of the whole structure from 10 to 25%.

  • Availability in various profiles – Metal roofing sheets are available in various profiles along with different lengths, widths and thickness.

  • Recyclability – Metal roofing sheets are sustainable and can be completely recycled. The left over scraps, old panels and tear off metal can be 100% recycled for any other future metal products.

  • Durability and strength – Along with the aesthetic appeal metal roofing sheets also come with higher durability and high strength resulting in longer life span, these sheets resist corrosion, providing longer service life and less maintenance.

  • Weather resistant – Steel roofing sheets have higher resistance to weather as compared to other conventional roofing materials this includes cracking, leakage etc.

  • Maintenance free/ requires less maintenance – As compared to the traditional roofing, these sheets require less maintenance. Due to resistance to weather, higher durability these roofs requires very less or no maintenance, thus saving on the recurring cost to maintain the structure.

  • Number of applications – The steel roofing sheets can be used for many type of applications by the house owners, like roof on roof, portico, garage, porches etc. due to its cost effectiveness and higher durability it is one of the most preferred medium for primary as well as secondary roofing applications.

Based on the various benefits discussed here, it can very well be concluded that with proper installation steel sheets are one of the trending and most sort after roofing solution available in the market. Along with increasing the aesthetics and style quotient of the building they are highly durable and low maintenance. Roofing for Coastal Areas – Choosing the best roofing material for your projects in saline environments

Metal roofs are ideal when it comes to industrial roofing, due to many virtues it carries. They are tough enough to survive more with minimum maintenance. They are good reflectors of heat and protect from extremities of weather. Especially with colour coated roofing sheets, there are plenty of aesthetically pleasing options available.

While metal roofs will do exceptionally well in hot & wet areas, coastal regions pose a different challenge altogether. Several tests and years of experience have demonstrated the ill effects – such as corrosion – of exposing metal roofs to the salinity found in the air in coastal areas. While it is true that all metal roofs do not corrode at the same rate, the salty air and humidity react with the metal roof and eventually cause damage.

Roofing options for coastal regions;

Metal roofing sheets have evolved in the past few decades. Especially with the different types of coatings that prevent them from getting affected as compared to non-coated metal.

Today there are few options in metal roofing that are drafted for extreme saline or coastal topographies.

  1. Galvanised Roofing

Galvanized steel is relatively inexpensive and can provide considerable corrosion resistance if installed properly. This roofing material is made of alloyed steel with a zinc coating, which will protect your roof from rust, strong winds, and rain. But the lifespan of galvanised roofs largely depends on the thickness of galvanisation. Higher the galvanisation thickness, greater is the lifespan but this also increases the cost of the roof.

  2. Aluminium Roofing

Aluminium roofs have grown in popularity recently, due to their resistance to corrosion and their energy efficiency. Aluminium reflects light, emits heat, and can save you some money on heating and cooling costs for your building. While aluminium has greater corrosion resistance, it lacks the strength of steel and is very expensive as compared to other roofing options

  3. Zinc-Aluminium alloy coated steel Roofing

Zinc-Aluminium alloy coated steel roofing combines the advantages of both galvanised roofing and aluminium roofing and provides optimum performance at lower costs.

Zinc-Aluminium alloy coated steel is easily available and is widely used all over the world for residential, commercial, industrial and infrastructural applications.

An advantage that Zinc-Aluminium alloy coated steel has over normal galvanized material is that it has enhanced protection abilities. Over time, Zinc-Aluminium alloy coated steel tends to perform better than galvanized steel, especially when exposed to water or other liquids that can speed up the oxidation process. Even after a few decades, Zinc-Aluminium alloy coated steel will be less likely to rust than normal galvanized steel.

Tata BlueScope Steel manufactures and supplies variant of Zinc-Aluminium alloy coated steel, specifically designed and tested for severe marine climates; COLORBOND® Ultra steel . Thinking about re-roofing, how about a transformation in your roof system

Thinking about re-roofing, how about a transformation in your roof system

Industrial roofing structures often deteriorate due to prevailing weather conditions, exposure to chemicals or pollutants and several other environmental factors. Time and climatic conditions cause a lot of wear and tear of commercial and industrial roofing structures and components. After considerable years of existence, roofing of any given industrial or commercial facility needs an overhaul or complete re-roofing in some cases.

Industrial roofing costs vary widely and may seem expensive regardless of the type or quality. But it is this roofing that is the only thing standing between your business and the harsh environmental conditions. Roofing failures can cause damage to expensive equipment and result in increased downtime. Unattended roof problems can cause financial loses or even spell an end for your profitable business.

So, how do you know that it is the right time to upgrade your Roof?

Here are some important signs that show that your roof needs repairs and replacement

  1. Age of the Roof
Most experts agree that a typical GI or an asbestos roof will last between 8-12 years depending on the prevailing weather conditions. If it is older that 10-12 years, chances are the roof needs to be replaced
  2. Interior Water Incursion
This is the most obvious sign of a roof damage. If left unattended, the problem aggravates and turns into serious water incursions. Reaching out to a professional for an assessment is the right thing to do in such a situation
  3. Deteriorated asbestos roofs
There are many industrial clusters in India which were established in the 1990s. Many buildings were built by using asbestos roofs. These buildings now definitely need their old deteriorated roofs to be replaced
  4. Deterioration Of Roof Supports and sagging roofs
If there are signs of such dips, low spots or sagging of roofs and areas on roof with water pooling, this may indicate that the underpinnings and supports of the roof have been damaged. In case of insulated roofs, the insulation is soaked wet and contracted and the joists and rafters holding up the roof are broken or sagged.
  5. Corrosion and blistering
Humid climate, proximity to sea and pollution can cause corrosion in metal roofs. The corroded roofs are prone to leakages, higher maintenance and further result in damages to equipment under the roof.

Assessment and allocation of funds is only the initial step a facility manager or owner takes while planning for a Re-roofing project. Selection of the right roofing materials and hiring a capable roofing contractor is the most important factor to make sure the re-roofing project is completed successfully.

Selecting the Right Roofing service provider

In India, the process of re-roofing is indeed complex and facility owners or managers often face many challenges during the process. Fragmented suppliers, absence of one-stop-solution and lack of scalability as per project requirement; are some of the issues faced while taking the right decision.

While considering re-roofing services, it can be tempting to go for the lowest bid. The lowest bid holder may save your business capital in the short term but over time such a decision can have an adverse effect and result into higher losses. In an effort to offer a lower price, the contractor may use cheaper materials, unsafe work practices and untrained manpower or the contractor may be uninsured which can further lead the fate of project into uncertainty.

Below are some of factors to consider while selecting a roofing contractor

  1. Installation expertise and quality workmanship
  2. Cost effectiveness
  3. Quick turnaround time
  4. Usage of high quality roofing products
  5. Re roofing techniques that enable minimal downtime of your business operations
  6. Insurance, licences and certifications
  7. Recommendation and references
